Capitalica Asset Management: Growing value in the Realverse

When Capitalica Asset Management was founded in 2016 by SBA Group and Andrius Barštys, the ambition was simple yet bold: to prove that real estate in the Baltics could be managed not only profitably, but also responsibly. From just a handful of properties, the portfolio has grown into more than €245 million in assets spread across four funds and 14 properties. Today, over 170 investors – from families and private individuals to pension funds – trust Capitalica to grow their wealth in what the company calls the Realverse: the world where investments are tangible, sustainable, and future-oriented.
Why investors keep coming back
What sets Capitalica apart is not only numbers, but a mindset. Company is regulated by the Bank of Lithuania, audited by EY Baltic, and operates in full alignment with the EU Green Deal and EU Taxonomy. This foundation of trust and transparency gives investors confidence that their capital is handled responsibly.
But there is more. Sustainability is woven into every project – from BREEAM-certified office complexes to energy-efficient logistics hubs. Investors see that these are not short-term plays, but future-proof assets designed to meet the needs of both businesses and communities.
At the same time, Capitalica has proven its reliability in the financial markets. With 11 bond issues listed on Nasdaq Baltic First North, €69 million raised and €52 million already repaid, the company demonstrates both discipline and performance. Finally, investors value the local roots and wide horizon. Capitalica knows the Baltics inside out, yet operates with a European perspective, identifying opportunities in Riga, Vilnius, Tallinn, and beyond. The result: long-term stability, attractive returns, and a sense of partnership that makes investors return.
Buildings that tell their own stories
Every Capitalica property has a character. In Riga, the Verde A&B buildings stand as a symbol of the city’s new business district: almost 30,000 m² of modern, fully leased, BREEAM Excellent-certified office space. Investors in the Fund holding Verde A&B have already enjoyed approximately 187% return on their invested capital since Fund inception – a clear demonstration of the value that Capitalica creates. The success is now paving the way for Verde C&D, a bold expansion that will bring another 22,500 m² to the skyline. With Verde C&D, we are opening the doors to new investors: this is a unique chance to participate in a high-potential project at the right moment, ensuring both attractive long-term returns and diversification benefits within a sustainable real estate portfolio. In Vilnius, the S18 business center shows how a historic district can be revitalized – from a tired office block into a fully leased hub for six international companies. And the brand-new Sand Offices, opened in early 2025, mark the next chapter for A-class workspaces in Lithuania. Meanwhile, across Riga and Tallinn, Capitalica Logistics hubs provide sustainable, energy-efficient spaces that support modern commerce. These projects are not just warehouses or offices – they are platforms for growth, designed for long-term resilience.
Powered by people
Behind the portfolio is a team of just 15 experts, but their reach goes far beyond numbers. With CFA and BFAA certifications, years of international experience, and a reputation for rigorous decision-making, Capitalica team balances financial discipline with bold vision. Every project is a collective effort to build something lasting, not just profitable. “Our strength lies in combining local insight with a global perspective. In Riga, as in Vilnius and Tallinn, we don’t just build offices. We create environments where people and businesses thrive. That is what makes Capitalica more than a manager of assets; it makes us a partner in growth,” points out Jānis Rībens, Investor Relations Manager in Latvia.
Growing in the Realverse
Capitalica’s motto – Grow in Realverse – is more than a slogan. It is a promise to investors and communities: that every euro invested creates something real, sustainable, and valuable. From office towers to logistics parks, Capitalica is proving that the Baltics can be a stage for world-class real estate stories. And for those who believe in long-term growth, this story is only beginning.
