BRELF AWARDS 2022
BRELF Awards are to celebrate real estate projects, developers, investors and initiatives that have brought the most valuable impact to real estate market over the last year in Latvia.
Main criteria:
Area: mainly Riga & close Pieriga
Period: Jan 2021 – Aug 2022
BRELF AWARDS NOMINATIONS
- Developer of the Year
- Project of the Year
- Investor of the Year
- Most Ambitious Future Plans
- Best Green Initiative
Each to be awarded by professional jury and by open voting. Professional jury will include one representative of real estate developers (not nominated), 1 press representative, 1 architect (not the author of any of the nomination projects), 1 urban planner and 1 public agency representative.
1. Developer of the Year
The category celebrates those developers that since the beginning of 2021 have delivered one or several projects to the market that offer the society and end-users the highest satisfaction.
The information required and later available for the voters & jury (text form, up to 100 words or 700 characters) should include:
- Name of the developer, origin, experience in Latvian market
- SQM of area/ units developed/ redeveloped (workplaces/ homes created) since start of 2021
- Total investments (mln EUR) in the projects and infrastructure
- Other active developments (segment, area, stage, planned investment)
- Occupancy/ sales ratio of finished projects
- Any acquired land plots for further development since start of 2021 (sqm acquired, investment (EUR) in land acquisitions)
- Added new segments to the development portfolio
- Any additional info that makes the developer unique

2. Project of the Year
This category honours a project or stage of a project finished since start of 2021 that brings added value to the city development.
The information required and later available for the voters & jury (text form, up to 100 words or 700 characters) should include:
- Name of the project & developer
- SQM of area developed/ redeveloped, homes/ workplaces created
- Total investment (mln EUR) into project and infrastructure
- Project segment and any unique qualities, architect
- Is it a significant improvement of the territory/ area/ infrastructure? What exactly has been improved?
- Are there any public functions (such as park, school, kindergarten) within project? Is territory open to public?
- How full is the project now/ at the time of commissioning? Are any of the project tenants’ newcomers to the market?
- Is project certified, does it have any green or sustainability related initiatives?

3. Investor of the Year
This category rewards investors that have trusted the market and invested significant amount of money (total investment exceeds EUR 20 mln) to acquire commercial real estate properties in Latvia since start of 2021.
The information required and later available for the voters & jury (text form, up to 100 words or 700 characters) should include:
- Name of the investor, origin, investment strategy, experience in the market
- Total investment since start of 2021, mln EUR (might be range, should exceed EUR 20 mln)
- Properties acquired since start of 2021 (name, segment, area, investment mln EUR – not mandatory)
- Are the acquired properties certified?

4. Most Ambitious Future Plans
This category rewards developers that have acquired development properties (investment > EUR 3 mln) since start of 2021 with a goal to develop ambitious new projects
The information required and later available for the voters & jury (text form, up to 100 words or 700 characters) should include:
- Name of the developer, origin, experience in the market
- Existing property characteristics (area (sqm), previous usage, etc)
- Total investment already made, mln EUR
- Plans for the property (segments to be developed, development size (sqm), planned investment, timeline)

5. Best Green Initiative
This category seeks to award initiatives (by developer, owner or tenant) implemented since start of 2021 that make the properties future proof.
The information required and later available for the voters & jury (text form, up to 100 words or 700 characters) should include:
- Name of the developer, owner or tenant, origin, experience in the market
- SQM of «green» area developed/ redeveloped in the particular year or the total portfolio size
- Certificates received – BREEAM, LEED, NZEB, energy certificate
- Type of green initiative (number of electric car parking and charging stations introduced, amount of sun panels installed, any building management system improvements, investments into public green areas, improvements into sharing economy, other unique green initiatives)
- Estimated cost & emission savings
